Ground Rent on Freehold

Hi all, first time post and appreciate any experience on this. I own a share freehold / leasehold flat, which means the 4 flat owners are directors of a company that own the buildings freehold, and then we each own our 999 year lease on each flat. I have recently discovered that one of the directors is paying £20 per year ground rent to Ladybrook Securities (yes I have seen their history on here !) only because a previous director advised him to on purchase of his flat. This has been going on for 10 years+ it seems, but we as the Ltd company own the freehold, so ground rent should be paid by the leasholders (us) to the freeholder (also us !) ? Any experience on this ? I don't want to rock the boat with Ladybrook as we are about to sell and I've read what trouble they can cause for the sake of 20 quid !

What involvement do Ladybrook Securities have (or had)? Is your building's "freehold" actually a leasehold interest and they have the freehold (perhaps for a larger area)? Or were they the previous freeholders for your building?0

If you own the freehold there shouldn't be any ground rent.Does he receive an annual demand from Ladybrook? What does it say? Why doesn't anyone else receive a demand? Is it perhaps a rentcharge issue?0
