EICR Report (seller asking for advice)

We paid for a full EICR on the property we are buying. I don't know exactly what the original inspection threw up but there were a few things that needed doing and the electrician said he could easily pop back and fix it all and THEN write up an EICR with all the work completed.
I know there was £200 of work involved because the vendor paid for it (there are issues with lack of building regs etc so are vendor is trying to keep us happy. I am not suggesting you have to pay for anything).
We are buying a 1920's house. It is probably due a re-wire. The electrics are perfectly safe and there have been bits of modernisation over the years but it's an old building. Of course it would benefit from a re-wire. It doesn't mean we are going to get one done.
We asked for an EICR for the same reason your buyers have - to ensure everything is safe and it doesn't need an immediate full rewire to make it habitable.
Personally, I wouldn't worry too much. Unless they are paying way over asking, your vendors would have to be extremely unreasonable to want to renegotiate based on the price of a full re-wire when it is really only a few small issues that need addressingLiving with Lupus is like juggling with butterflies1 -
@purplebutterfly thank you for your input. No, they are not paying over asking price. They seem like reasonable people, all the things I expected them to query on their survey, they didn’t. So it was a sigh of relief when they just asked for the electrics to be tested.I am getting a second opinion Tuesday, and I’m hoping this electrician will do what’s needed to make it ‘safe’.2
