Banging noise from pipes in newly rented flat -Advice needed

    @anselld Thank you so much for breaking down. I am totally new to this terminology i must admit .I cannot see any specific in my contract in regards  writing to the address for serving notices however i was given by the agency a paper info if i want to complain against them as they are part of the Property Redness Scheme. I have checked with Ombudsman but they are not part of the The Property Ombudsman (TPO) scheme,

    "Address for the serving of notices," the clue is in the name as it is the address to which you are to send your notices.  You need to send a notice about the repair/noise issue being experienced in your rental property therefore you need to send that notice in writing (ink, paper and a stamp) to the address for the serving of notices given in your tenancy agreement.

    When you need to send a notice of your intention to terminate the tenancy, this has to be done in writing to a specific address. Unless your tenancy agreement specifically allows you to use email or text, this has to be pen, ink and paper. If you get it wrong, you remain liable for the rent, regardless of what you think you have done.

    So you need to identify it regardless.

    That is the "address for the serving of notices."

    Thank you for explanation. I actually just move in and i definitely do not want to serve notice . I believe is within my legal right to get the noisy pipe issue resolved and has an appropriate investigation done which unfortunately involves the flats below as i have their pipes running through my flat due to the communal water tank inside the storage flat eaves.

    OK, one last try.

    Serving notice is not just about when you want to leave.
    You also serve notice that there is a repair needed.
    You might want to serve notice of some other problem, noise, antisocial behaviour, etc.
    You may want to serve notice requesting permission to have a cat.
    Basically any official notifiation concerning the tenancy is sent to "the address for serving notices".

    Likewise the Landlord may serve all sorts of notices to you for all sorts of reasons.

    The point being made many times is that you need to find out what is the official address for serving notices from the tenancy agreement and SERVE NOTICE that a repair is required.
