No current mortgage but not first time buyer either.

I'm looking for some advice regarding my current circumstances.

I had a flat for the last 11 years with a mortgage. Due to circumstances I had to move and rent for a while and put my flat on the market. Unfortunately it took some time to sell but has fortunately just been sold. I am tentatively looking at mortgage affordability calculators and preparing for getting an AI in the next few months. .

It's unclear what category I fit in to for these given I'm obviously not a first time buyer, remortgaging or moving home with a current mortgage etc.

I'm just wondering if anyone knows whether this is something which is going to cause any added difficulties for me and what category I should be choosing at the moment for affordability calculators to get an idea of what I may be able to borrow.

    @farabove Technically to lenders you would be a home-mover in most cases. In any event, other than for a few products such as the Nationwide helping hands one (5.5x LTI for FTBs) it should not make any material difference from an affordability point of view. It shouldn't cause any additional difficulties at all.
