The tenant is under no obligation to sign a new contract. When I was renting I hated lease renewals, they're very inflexible compared to rolling tenancies. Why would you want them to sign a new contract if they're not paying the rent increase?1

Tanants that know the system will use to there advantage which I get, but the stress can be too much if your not thick skinned and ave bill's to pay etc.
Just my two pence worth but the rental market does not work in favour of the LL especially now.As above, a tenant is under no obligation to keep signed new fixed term agreements. Statutory Periodic Tenancy, the clue is in the name, it is statutory law.The backlog will vary from area to area. Have you tried calling your local county court to get an idea?1 -
I'd be pleasantly surprised if you were in court during 2022, tbh.
Are they paying the original contractual rent, just not the increase?
What proportion of the original contractual rent was the increase?
How bad are the arrears, in terms of months-worth of rent?
Was the s13 validly issued?
Is the s21 valid...?1 -

Why do you think your tenant should pay an increase to line your pockets? I have a few BTLs, and never impose a rent increase. The cost of replacing a decent tenant (voids, EA costs, inventory etc etc) is just not worth it.
