Long Story shot, bought a house, everything has gone smoothly
    ...

We told them on 25th June that we're ready to exchange/complete and proposed 19th July exchange/complete
    ...
They come back to us and said 20th August
    You haven't "bought" anything yet.
You may not actually buy the house at all, let alone in mid-July or even mid-August.

    When was your offer accepted?

Exchange cannot be before everything is ready.
That is when you are legally committed to buying.
You must have your mortgage in place, you must have done all your pre-purchase due-diligence, both legal and satisfying yourself of the condition and the extent of the property.
Until exchange, either side can simply walk away from the deal with zero comeback at all.

Besides all the due diligence, if you haven't agreed a completion date, you are not ready to exchange.

Completion is when you actually buy it...

Not to be that guy, but I did say in my original post that we was ready to exchange/complete from the 25th.

I was only asking if going from saying 2 weeks to find somewhere to rent to 8 weeks is something that is an acceptable time.
Which has passed, without you exchanging or completing, which means you haven't bought the property unlike what you said in your original post.

It's up to you if it's acceptable or not. If it isn't you can either request it be brought forward or walk away. Just like they could walk away if you didn't accept their proposal.

You also said you'd bought it. You haven't. So you'll forgive us for just wanting to clarify the situation a bit.

So you have your full mortgage offer?
You've had the survey, and you're happy with anything arising from it?
You've done all the searches, all the legals, the draft contract, all the enquiries arising from it... and you're absolutely ready to go...?

You still aren't ready to exchange, because you do not yet have a mutually acceptable completion date agreed with the vendor.

Since I'm not the vendor, I can't help you with why your deadline might not be acceptable to them.

If they have to find 2 rentals then this may take some time ..when couple split they aren't always in agreement , I try and avoid if I possibly can .

Until mutual dates are agreed it's a bit pointless enquiring with anyone as what they say and what they do could be way off the mark

You can either put up with the uncertainty and accept it is what it is or throw a wobbly and walk away ...
