    I would go further than "local". I'd say "busy local agent". They are more likely to know what's selling right now and for how much. And who to.

    It's a one-bed bungalow, freehold and newly refurbished (I happen to know the OP and he told me he was posting here).

    Often a good strategy is to go with an EA who has recently sold similar properties , and/or has a history of selling similar properties.


    For example, if they've recently sold a refurbed 1 bed bungalow nearby, they'll have a list of people who were interested in it, and they might also have details of 2 or 3 people who made offers, but were rejected.

    So they'll whip up some interest by calling those people with comments like "I wanted to tell you quickly, before it goes on Rightmove and everyone goes after it" etc.


    But speak to a few EAs, and ask for copies of their contracts to read at your leisure before signing.... and don't just think "what do I have to pay them if they sell", also consider "what happens if they don't sell". For example,


    - How long you're tied into the contract
    - Consider what fees you have to pay them if...
    • They can't find a buyer - so you want to change EAs.
    • If you change your mind about selling before you accept an offer (e.g. due to family emergency)
    • If you change your mind about selling after you accept an offer
    • If your buyer walks away for any reason
    • If you find your on buyer (e.g. friend/family)

    I'd always go local. Nationals don't know your area, are way too corporate. I'd not only go local, I'd go local independent agent
