Please help me with homebuyer report

    If the windows were fitted that recently, I would be very surprised if one window wasn't a fire escape one (usually didn't by having no lock and it can be opened wider). If you have another view, or can zoom in on the photos, have a look.

    Saying that, it's not the law and I'd not expect money off for it.

    The stopcock prob just needs some WD40!

    The rest seems to be standard backside covering to me.

    Thankyou for all your replies! I feel better about it. 
    All I'm going to ask if it is infact the pointing of the shower causing the damp stain in the kitchen and possibly if they can prove its sorted.

    You can ask but not sure how they can prove it’s fixed? They can say it’s fixed but you will never know until you move in

    Yes thats true. Unless I ask for proof that piping underneath isn't the cause? But I'm not entirely convinced it is that as I didn't see any stain when I viewed so it must be a very small stain and I would of expected worse from leaking plumbing? It's directly under the ensuite shower so it most likely is the pointing

    This isn't as bad as you think so please don't let it dampen your excitement.

    Lead water pipe - Surveyor has stated maybe but not known - Need a survey carried out possibly

    You can usually identify the source of the dampness in the ceiling pretty quickly if say there is a shower/bath above. A case of maybe re-boarding the ceiling below and skimming - £600

    Fire escape windows - Not a legal requirement, I just sold my house without one. The buyer asked if i would contribute to the cost but declined.

    Floors - Its all maybes there so no real concern.

    If you say your BF is a plasterer then I don't really see much point in asking for money off if you already got it below asking. Good luck with the rest of the sale.

    I've got a 3 for my windows.  None of them on the first floor are large enough for a person to get through so there is no fire escape from the upstairs. 

    I also have the exact same comment on my lathe and plaster ceilings (apart from the damp issue) because it is an old house. 

    We didn't even consider asking for these to be repaired, to be honest.  We just assumed it was part and parcel of buying an older house.  Plus, we had already seen the windows before we put our offer in.
