I wouldn't sell it for various reasons. Maybe rent it instead? or a revocable license0

My brother had a similar repeated requests from a neighbor (bottom of garden like yours.)
They wanted a third of his 180 ft long garden.
He valued the whole house at 600k, worked out the rebuild cost of the house at 300k so felt the plot was worth 300 and what they wanted was worth a third of that. It worked out as 100k and he asked for 120k. They went very quiet after that and never mentioned it again.
Might be worth using similar figures to work out what its worth to you (but also worth to them).....
It might be less than a tenth of your garden but if it doubles their small garden it could add 20% to their house value.1
