Buying a new build property from my rental letting agent

I'm looking at finally getting on the housing ladder and purchasing a new build property after a period of renting.

I've noticed that the estate agent marketing the new properties was also the letting agent for my rented property (small town). Are there any pros or cons to telling them this information, or does it not matter? I'm obviously not ready to give notice to leave at this stage.

Is it a conflict of interest for them, and should I make sure to stay on their good side when I leave the current flat, assuming I will still be involved with them until the contract is exchanged for the new property, or are they only involved with the rental property when the Landlord decides to advertise my rental for a new letting?

Any thoughts would be welcome!

    The EA would be happy if you did buy a new build through them - they'd get commission on the new build sale, plus a fee for finding a new tenant for your current place.  So I guess they'd encourage you to do that.

    If you want, I guess you could ask them not to tell your landlord that you're looking for a property to buy, for the moment. But I'm not sure that makes too much difference either way.

    Thanks I didn't think of it like that. I may keep mum for now anyway until I make a decision on the property.
