What will help sell?

Question to any helpful estate agents who are on this forum please! We are hoping to put our house on the market soon, My Husband insists that we should rip out the front garden which is full of mature shrubs etc and put parking in, paying the council to drop the kerb etc, our house is in the middle of a row of terraced houses and we are one of three that haven't done this. We are currently being made the subject of council experiments with LTN measures which involved road closures etc, there has been a return to normality though and the council now say that they are thinking of putting in cameras. Our road has lots of parking space and is really wide and quiet so its not likely that this will change if this scheme goes ahead, we also have a double garage to the rear of our property that although is slightly tiresome to navigate would be ideal for anyone who had an electric car so they could top up their battery? I would rather spend the money on the roof which is tired and really should be replaced. What do you think we should do?

I could maybe see the point of putting in off-street parking if you didn't already have it - but you do.4

I'd do the roof over the garden. I have done both on my property and the roof was by far the one I wouldn't want to do again. If the property has a double garage, it already has parking so you wouldn't gain anything from that. If I bought it, I'd remove the front garden and drop the kerb, but would prefer that to a re-roof.3

Thanks everyone so far for replying, looks like I stand vindicated somewhat lol!I might see if we can get a couple of quotes for the roof so we know how much that will cost. I will push the idea that a secure garage is better than an open space at the front too!1

I would get official permission from the council to drop the curb but don't spend the money. It's a selling point to say "dropped curb permission from council". The buyer can then drop it if they value it.4

You could post pictures of your house on the forum, I’m sure people would be happy to offer their opinions on what does and doesn’t need doing?0

Get 2-3 local estate agents in to value it and ask if doing it up will add much value. I wouldn't do the roof or the parking. Market it as it is.
You are very unlikely to recoup the costs of either when you do sell.1 -
As above just filter into the price ... pointless exercise doing either .0
