Hi I'm rather clued up on most of this but thought I'd ask incase I've missed something
I'm selling my house and me and my OH are buyer a house together she's a 1st time buyer I'm obviously not.
House is 450k, with mortgage (mainly from my earnings, OH wouldn't get a mortgage on her own)
We've obviously missed the stamp duty deadline but is there any way we qualify for stamp duty relief due to the house only being 450k and OH being 1st time buyer.
Only option option I've seen is buy in OH name only (but due to mortgage lending this isn't possible) to get the discount
Seems she's not entitled to discount when buying with me because I've already bought a house previously (when no such discount existed)
Thanks in advance
Ta

If one person is a first time buyer they can use a LISA as part of the property purchase, that's about the only scheme which takes into account your individual status.1

There is a partial additional relief in England and NI until the end of September if you can meet that deadline but your OH being an FTB will have no impact on your SDLT liability. That relief applies to all non-FTB buyers.
Pre October 1st you pay £10k, post October 1st you pay £12.5k.

OH's Lisa doesn't reach 1 Yr old until Sept 29th so I'm not willing to risk saving a grand to cost us 2.5k,
Seems I gotta suck the 10k we wouldn't of paid had it been yesterday 😩0 -
Have you had an offer on a property accepted and progressed well with the purchase?Lee131 said:OH's Lisa doesn't reach 1 Yr old until Sept 29th so I'm not willing to risk saving a grand to cost us 2.5k,

If not I think end of September could still be optimistic. I suspect plenty of conveyancing solicitors will be taking a long holiday after the last few manic months.0 -
Yeah in the process now so I could push it back but looking to complete beginning of August0
