    Thsnkz for suggestions but I don't have requirement for outhouse for now. I want to spend less money to get the extra shower and wc built . How much cost would be to build and what approvals are needed?

    Is there scope for using the space under the stairs and those 'storage cupboards' for your loo & shower?  Seems to be a fair amount of wasted space there.

    My neighbour was quoted upwards of £20K for a small shower/loo room extension a few years ago they moved rather than have the work done. I know some other people who had a toilet and sink put in an understairs space and it was only 3 or 4 k so it's well worth discussing with an architect.

    An architect seems like overkill for putting a downstairs loo in a space under the stairs....

    I'd definitely be looking to put a loo and shower in that part of the house. If you put it where you're thinking you'll end up without a window looking out on the back garden from the ground floor of the house.

    The only downside of putting the loo and shower in the area under the stairs and in place of the various storage cupboards there is the loss of the storage space. Maybe a shed in the garden could replace some of that, depending on what you keep in there?
