    OP, having worked as an EA a while ago, these are my thoughts 

    : Listing photos will always try to show the property in the best way. So wide angle photos (rooms bigger than they seem) and nice & bright even if it were a basement room.

    : The questions you want answered before viewing are almost all easily answered through the myriad tools online as one of the posters above mentioned. No EA will be able to tell you whether the light levels will be sufficient for you .org not, that’s subjective.

    : If you ask a lot of the above questions prior to a viewing, EAs will put you in the unserious/time waster category and simply ignore or tell you to view first. If they do entertain you, More likely than not it will be a hard to shift flat.
