Valuation on 1 bed property

Hi 

I note that for a studio for example the kitchen and living room are all in one room there is no wall or door separating these. I have seen a flat and also a house with this type of structure. Would these type of flats or houses have lower value than ones where there are separate rooms for kitchen and living room?

Are conservatories less valuable than say having a room instead with brick walls around the edges for example?

    Studio flats tend to be kitchen, bedroom and living room all in one room. A flat with a combined living room and kitchen is quite standard and the value will be linked more to the size and location of the flat than the fact the two rooms are combined. 

    Conservatories add value but are less valuable than an extension.

    It's a common conversion now to pretend a flat has an extra bedroom by shoving the kitchen in the living room and converting the old kitchen into a bedroom. Obviously some will have been built that way too to maximise space. Personally, I hate it. It really depends on size and layout as to whether it would devalue a property. The extra bedroom often increases value. Give us some links if you have something in mind.

    Studios are "everything in one room, even the bedroom" anyway, so not really a comparison.

    If you're comparing like for like, a 1 or 2 bed flat would more than likely be worth more than a studio. Depends on overall size and location too.

    Conservatories certainly don't always add value. They have a limited lifespan, can result in dark rooms inside the house, and are often either too hot or too cold to use regularly. Many buyers will want rid. Others will be delighted to have one. They're a bit marmite.
