Terrible solicitor and House build

Long story short
purchased reprocessed land in 2016 planning permission for 5 bed detached house agents never declared problems …. Tried to deal with that but agents took no blame.

so we got a builder he built on a couple of meters of neighbours land
neighbour won’t let us build unless we have a contact saying we will do all sorts of things they demand
we agreed as had no choice 
said builder scammed us is in prison for drug dealing = another story

our solicitor has taken 2 years to do the contract 1 year was as Covid restrictions the other year was as he is awful he doesn’t reply to our calls letters or emails 
7 weeks ago he did the contract finally but made a big error we told him he said sorry he’s been illusive in a email, 🙈 that’s how bad he is.

so he ignores us still 
I contacted the neighbours solicitor he said he’s ignoring him too !

we suggested getting anew one the neighbours solicitor said if we do it will be months before we are at this stage

Its a small contract and without it our new builder can’t start and if he doesn’t start August then it’s delayed by 6 months 

what would you do ?

official complaint is not going to do anything as our  solicitor owns the company 🙄

Your idiot builder built in the wrong place, on land you don't own?

If you have PP, and there's no party wall issues, then the neighbour has no say in whether you build or not.

If your idiot builder simply built in the wrong place, then you just make good the neighbour's land, and build in the right place.

What is this "contract" for? Is it dealing with the neighbour's issues? I simply don't really understand what your issue is...

Sorry,  but do you mean repossessed land (from what) rather than reprosessed?  What did you do to try and deal with 'problems'?

We would like to help if we can but need to know what the situation is.

What is the quality of the build?  How much has been built?  Can you remove the part that is on neighbours land? It might be the easier option to be honest.

Might be better to do a bullet pointed list of what happened, with month/year dates followed by some questions you need answering.  Might help to organise it all and possibly your thoughts.  I know its difficult but it might help.
