    Are you intending to buy this property with a mortgage? If so is the lender happy with tenants in situ?

    Sometimes the tenants purposely do this because they have no intentions of leaving peacefully.
    They probably do not want the property sold.
    Be mindful they might not move out end of August.
    I usually prefer the free valuations with mortgage applications but easier when the property is vacant with regards to access etc.

    There is a difference between a mortgage valuation  (usually a drive by view of the property) and a survey. The OP wants a survey to better understand the condition of the house.
