If it's in the title then I'd expect the solicitors to have already seen it, rather than be asking you the question. I would talk to your solicitor first anyway before you bother duplicating work/cost by getting your own copies of the titles.

It could be mentioned in the title (which your solicitor would request) but you can also download copy from the land registry website for £3 if you want to double check quickly. Your solicitor should be able to answer this from that information.
But as others have said, if it’s not recorded there and it had been used without issue for that long, the buyers can take their own view.

Would I buy the title register or title plan please?
The title register. But as @user1977 said, your solicitor would have already requested this information and will answer accordingly. However, if you can’t wait to hear back from solicitor, or just want to put your mind at rest in the meantime (or not, as the case may be) you can decide if £3 is worth the price.

Thanks all. This site has been more use in this process than our solicitors!
They have brought the title plan & register- they charged us £12 for each! (Another story)!  So I’ve asked them to refer to this and if there is nothing then I’ve said what been advised here regards unchallenged access. Also that it’s a conservation area and the service roads would have no realistic alternative use.
