Enquiries through agent?

Options
Our buyer has raised a bunch of enquiries through the estate agent rather than conveyancer. Is it OK to answer these? I don't want to be awkward but thought this might be a bit unusual?

    Yes - it's fine to answer via the estate agent. It's usually much quicker than asking and answering questions via solicitors.



    The big difference is that your answers via the estate agent aren't part of the contract - but answers via the solicitors are part of the contract.


    (So if you 'fib' when you reply via the estate agent, you probably can't be sued. But if you 'fib' when you reply via the solicitors, you probably can be sued. Not that I'm suggesting you should fib!)


    So if the questions are important - the buyer should really ask them via solicitors. But that's their problem, rather than yours.

    Non legal enquiries should be asked through the Estate Agent really - it's much quicker.  Solicitors are instructed to deal with the legal transfer of property and the certificates/warranties/building regulations, rather than general enquiries such as where can you get matching wallpaper/paint!

    @Tiglet2 ah they're not general enquiries, they're relating to maintenance of various boundaries and adjacent land/foot paths. I've answered them although heard back from conveyancer now who said I shouldn't have. Oh well.
