Looking for help on searches

We're in the process of buying our first house, looking for help in correctly interpreting the searches result.
Below is what I got from my solicitors, can you help with the statements (1) and (2) in bold please?

As the Local Authority serving the area no longer reply to enquiries concerning drainage of the
property, I have made enquiries of the Water Authority.
The results of my enquiries have confirmed that foul drainage and surface water from the property
drains into sewers maintainable at public expense.
(1) The sewers serving the property are still currently the subject of an Agreement between the estate
developers and the Local Authority.
The connections from the property to the main drains are of course private and you will be
responsible for maintenance.
The Water Authority search results show that there are no public sewers within 100 feet (approx
30 metres) of the property. (2) Obviously, this means that there could be further incurred personal
liability in the event that repairs are required to your private water supply.
The Water supply for the property is connected to the mains water supply.

Questions:
Is (1) normal at this point in time? For context the projected build completion date is December'21-March'22.
(2) is this normal? Does that mean we might be responsible for a considerable length of piping outside our property?

Yes normal, I’m on a new build estate which started in 2015, we moved in last August - none of the sewers nor water supplies here have been adopted by the water company - if there are blocked drains or burst mains, it is for the developers to resolve. I’m guessing that the water company knows that the builders chuck a load of cr4p down the drains so don’t do it until the end. 

    2. Can’t really help you there - but could it be that the sewer isn’t showing up yet because it isn’t built yet? So doesn’t necessarily mean that there won’t be a sewer system closer to your home? Maybe worth asking the solicitor for clarification from the legal people at your developer.
