Hi
a long story with the house we are buying, so will just let you know the stage we are at now.
a long story with the house we are buying, so will just let you know the stage we are at now.
Offer verbally accepted 12th may.
17th may mortgage offer.
My solicitor sent the formal offer letter off to executor’s solicitor stating a formal letter of acceptance to reach them by 25th may.
No letter received. But executors solicitor sends letter to my solicitor on the 15th June stating they are just awaiting confirmation from the executors and his clients have said they wanted a date of entry on the 1st July. I thought good starting to see movement!
My solicitor sent a email to say all searches are back and everything is fine with them, but she is still awaiting the formal acceptance and title deeds plus she needs 5 working days to instruct lender to release funds, so advised it may not be the 1st July and I have to call her tomorrow morning to discuss further.
There is 4 executors who all hate each other and don’t talk to each other. I feel it’s this that is holding everything up or their lawyer is using that as an excuse as he isn’t prepared. But what I don’t get is why would he send a letter asking for the 1st July to have the date of entry when he hasn’t sent the formal letter or title deeds?
I have been waiting a year next month for this property and it’s driving me mad all this not knowing.
Anyone had a similar situation and everything went through or are the executors in 2 minds?
Thoughts ?

Dates get banded around so all parties know what they're potentially working towards.
Nothing is set until missives are concluded (exchange of contracts) and that's also when date of entry (completion) is also confirmed.
Do the sellers actually have confirmation (grant of probate) or is that still ongoing too?
It's only been 6ish weeks since your offer.
My sellers didn't formally accept the offer until everything was ready to go, even though the sale was agreed. When I got my mortgage offer extension my solicitor got the purchase wrapped up in 2 weeks eg 10 working days.

Update
just of phone to solicitor, the executors don’t know where the title deeds are and their solicitor has ordered another copy. I was advised to delay until the 8th July1 -

Is where they get them from, it also has a link to the old register.
If on RoS it's instant as solicitors pay and download. You can check yourself and spend £3 if you want. The plan is free and shows the boundary of the property.
