Property with public right of way

Looking for experiences/advice from anyone who has bought a property with public rights of way.

The house we are buying is situated down a small private (unadopted) lane with 2 other houses. Each property owns the road directly outside their house. At the end of the lane there is a stile which leads to open fields. The stile is a public footpath which continues up the lane and crosses all parcels of land owned by each house until it reaches the road. It doesn’t impact our garden or usage of the property as we have a driveway leading off the lane. 

Our search has flagged this with our conveyancer who says he needs to report it to the lender. Does anyone have experience of this and what the outcome may be?

    The lender will ask their valuer, who will shrug their shoulders and say they don't care.

    The scenario you describe is very similar to ours - a public right of way over a small private road where the residents own the road directly outside their houses, and a kissing gate leading to open fields at the end.

    We were cash buyers, so obviously no problems with a lender, but other properties in our road ARE mortgaged, including our own vendors. Seems to be a non-issue. I'd also say that having a private road with no traffic other than vehicles owned by the residents is a definite plus!
