Look to buy somewhere else and not in Edinburgh. It's not just the current market but been offers over valuation for a while.

I didn't even bother trying when ready to buy as I knew I couldn't afford it. Got something much better, a lot cheaper and it doesn't take long when I do have to go to the office; even public transport don't make it cost-prohibitive living elsewhere.

The Scottish system is good, a lot quicker than England and Wales and easier to rule properties in / out from the comfort of your sofa due to the home reports, no nervous waits for a mortgage survey as most accept the HR or a rekey if it's out of date.
Mortgage started 2020, aiming to clear 31/12/2029.

The "strange offers over system" isn't peculiar to Scotland.

You need to find out what the figures mean for each area you look in, ie in one area o/o £150,000 may mean in reality you need to offer £170-180,000 but in another you may get something for £150,000 - or even less.
