I’m currently in the process of selling my late mother’s home. We waited almost a year for probate and within that time I have paid for gas, electric bills, a new boiler, new fencing, gutter clean, gas fires serviced etc. The house was valued at offers over £150k it’s a 1930s terraced. My mum had always kept things quite nice, had her small garden done, decorated, new kitchen and bathroom, new doors and windows on the surface the house is in quite good condition. We found a buyer quite quickly, very little housing stock. The survey has been done and come back with electrics not up to spec and issues, as of yet not disclosed, with the roof. We have had an electrical quote for £3,500 we are awaiting a roofing quote.
my question is, what happens next? I feel that the house despite the issues is worth what they’ve offered, you can’t buy a house from an 80 year old and expect everything to be up to spec, but I also want the house off my hands.

£3500 sounds like a rewire?If the house was priced to take into consideration that some work was required then the buyer should have expected to spend money on it. Why have you had quotes for the work? That should again be down to the buyer.4

"not up to spec" doesn't mean anything.Unless the house was built yesterday, odds are its not up to spec since they change frequently.Rood issues could be, a rotten roof that needs replacing tomorrow or a few dodgy bits of mortar and a slipped tile.Do you have any other offers or interested parties?End of the day its a negotiation.1
