Survey results

I’m currently in the process of selling my late mother’s home.  We waited almost a year for probate and within that time I have paid for gas, electric bills, a new boiler, new fencing, gutter clean, gas fires serviced etc.  The house was valued at offers over £150k it’s a 1930s terraced.  My mum had always kept things quite nice, had her small garden done, decorated, new kitchen and bathroom, new doors and windows on the surface the house is in quite good condition.  We found a buyer quite quickly, very little housing stock.  The survey has been done and come back with electrics not up to spec and issues, as of yet not disclosed, with the roof.  We have had an electrical quote for £3,500 we are awaiting a roofing quote.
my question is, what happens next?  I feel that the house despite the issues is worth what they’ve offered, you can’t buy a house from an 80 year old and expect everything to be up to spec, but I also want the house off my hands.

    Your options are:

    Tell the buyer you're not negotiating on price and see what the buyer does.

    Accept the surveyor disagrees with the estate agent value and accept / negotiate a reduction.

    Ask the estate agent to remarket the property.

    Why are you getting quotes for repairs, usually it's the buyer who arranged them. Only a property recently built, or being built, will be up to current specs, older properties are not required to be updated to modern specs, unless the owner wants to (different rules apply for rental properties).

    The options don't change and you can point out to them only brand new properties meet current regs.
