Land registry and Halifax Legal team

I am at my wits end. After 7 months trying to sort out the purchase of a property we are near the end however the Halifax wouldn’t allow the mortgage to progress until an overage had been removed. The sellers have finally reached an agreement and price to do just that which has been signed for but my solicitor isn’t happy with the wording. Hoping this can be dieted tomorrow! If it can, will the Halifax accept this and how long will they take to review, or will I need to wait for the land registry to update ? If so what’s the current wait time ?

I don't see why it would need to be registered first - should be fine for it to be removed simultaneously with completion of your sale (same principle as how you can buy a property which still has the vendor's mortgage over it!). Really up to the solicitors how they go about the mechanics of that, not the Halifax.0

That’s what I thought but my solicitor is insistent it can’t be. I am going to lose this house after 7 months of waiting0
