Roof leak at lead flushing

hi,

There is a leak between the main house and the garage extension. Ive had bits fixed a few times but it still leaks when rain hits the main wall.
First I had the pointing done and a few worn tiles replaced.
Then I had the felt replaced.
Then the lead flushing
Then I had the lead painted over with Acrypol.
All at the advice of various roofers.

And it still leaks but only when rain hits the main wall.

I am convinced water is sneaking through between or under the lead sheets.

What are alternatives to lead sheeting?

thank you

I don't know any alternative, but why does the led go under the tiles? IMO, it has to be over and I am surprised that all the roofers didn't tell you this.

If there is a hidden soaker under the tiles, the flashing doesn't need to go over the top. I doubt there is one, and the flashing is poorly installed..  Flashing should step and have an angled cut at each step - See image..

And a similar job with hidden soakers..

It's not the prettiest job, but I agree it's most likely lack of soakers.

Traditionally lead would be dressed over Pantiles or other single lap tiles, and soakers with a cover flashing used  on slates or double lapped plain tiles.
However you can get abutment soakers that can be used with single lap tiles nowadays.
