Home report concerns

Hello all,

I am hoping to view a property which needs some work done, and I believe this is reflected in the price. The home report (Scotland) revealed a few concerns. I'm just wondering how extensive the work would be to get it up to scratch and if I should give it a wide berth or see it more as a work in progress. Obviously, I'd need a specialist to determine exact prices etc but I wondered if any of the following stand out to you as being massive red flags:

  • High moisture meter readings were obtained to the walls of under stair cupboard area. 
  • Damp staining to sitting room ceiling.
  • Timber decay is affecting some porch timbers and 'Velux' windows. 
  • All chimney stacks require varying degrees of repair to brick work and render.
  • There are several loose, cracked and missing roof slates. Roof slating is of significant age. There are damp stains to the ceilings of the ground floor sitting room which is indicative of issues with the roof above this area
  • Rainwater fittings: Corrosion evident to several areas. Loose guttering noted. Broken plastic guttering to front projection.
  • Walls: Cracked and 'bossed' (loose from the wall behind) areas of roughcast are evident to the left hand gable. Additional defective render is noticeable to the front sitting room projection walls.

There are many other comments about paintwork etc which seem less of an issue. Any insights would be much appreciated! Thank you.

    Not a massive red flag. Fix the leaky bits of the roof / rainwater fittings. Roughcast is easy enough to get sorted. Rotten bits of timber can be replaced, as long as it's not major structural parts which are completely gubbed.
