Stamp duty holiday stress

Anyone stressing over just missing out on the end of June holiday relief? The deeds from my purchasing property have been extremely slow coming from their Building Society and means we will now struggle to make it, through no fault of our own.

I think they should have some future relief for July completions as those who are trying to meet it just missing out. 

Anyone in stress over meeting it? Anyone pull out of their purchase if they don’t meet it?

    They've already done this. The extension until the end of June was put in place for people that couldn't quite make the original March deadline. Anyone who wasn't already a good way through the process by the end of last year should have already budgeted to pay the full amount.

    It’s tapered so at least you aren’t paying the full amount in July - you have until September for the next cliff edge!

    I budgeted for missing it - because it was always a gamble. At the minute completion is 29 June - if all goes according to plan

    No, they already extended for those to meet this date, if you put the offer after the extension date that's your fault.

    I keep checking the The NEW waiting to exchange thread... and I'm still astonished at the sheer lack of self awareness. Like maybe the reason you haven't had a response from your Solicitor yet is because they're busy responding to the 100th email from the the poster you advised to 'Chase. Chase. Chase' up something that is completely out of the Solicitors hands. 


    I hear you BUT is it reasonable to chase the solicitors if they have not given you the buyers report and contract they said they would give you 20 days ago?

    What that tells me is your solicitor gave an estimate of when they would send you the report because that's what you asked for and it placated you for a while.  The reality is that with so many other clients also chasing the solicitor to action things, they were not able to meet the estimate.  Not meeting the estimate tells me that your solicitor is swamped with work and is doing as much as they can in the time available.  Not updating you or meeting your expectations, while not ideal, is probably down to the fact that they need to get on with the work rather than talking to you about it, especially as there is a deadline to meet.

    I'm not saying don't chase. I'm saying you're not the only one chasing. You might feel like it is, but your transaction is no more special than anyone elses. You know I'd really love to see what backlash there would be if a Solicitor turned round and said 'Yeah sorry we didn't manage to complete yours today so you're now being hit with Stamp Duty. Why? Because I dropped you to answer someone needlessly chasing'

    I think the Government made a really big mistake when they extended the stamp duty deadline for all concerned, buyers and conveyancers. They should have said in March that any transactions started before the March deadline would be eligible for stamp duty relief, not just moved the end date so that any new transactions started after March joined in the race to the end of June.
