    I love how the OPs brother doesn't do 'officialdom' as the OP puts it...until there is an extra couple for grand potentially at stake, then to hell with it - lets go official haha

    All the brother is saying is that he thinks the property is worth more money, and he doesn't want to accept the OP's offer. That's hardly 'going official'.
