Home Buyer Survey - Asbestos in ceiling

Hi,
I have just had home buyer survey report and all seems ok other than the point around possible asbestos presence in ceiling where textured coating has been applied. The report says there is no damage and has minimised risk to health.
My question is - is this a cause of concern and should this influence decision to buy the property? Is it expensive to get specialist check done and remove asbestos coating from ceiling?

  • No concern as there is no damage, yes it may cost you more to get it removed if you want a smooth finished ceiling. This wouldn't influence my decision to buy.

    No issues and doubt it has asbestos notice the word possible. If that is the only thing on survey don't worry. If it was done after 2000 it would be ok anyway. 

    If it had been skimmed over or boarded over nobody would know.

    This is from my survey and it hasn't bothered us.  As we haven't looked at any houses built later than 1950, it's something we expected to come back in any property we offered on.  

    "Some ceilings within the property have a textured finish. Some textured ceiling finishes can contain asbestos and should not be drilled or sanded without protective equipment and/or specialist advice. Any such materials that do contain asbestos are harmless unless airborne fibres are present. At the time of the survey some areas of flaking, powdering or similarly damaged material were noted indicating that a risk currently exists. This is a very common issue properties which have undergone renovation in the 1960's and 70's.Painting or plaster skimming of textured surfaces normally ensures that any asbestos fibres are securely encapsulated and will not present any risk to health if undisturbed."

  • Very common in properties that were renovated from the 1970s onwards. If it’s not disturbed it’s completely fine. Even if it was disposed, it would likely only have severe health quantities if you inhaled a load of it.

    If it really bothered you, you can get it boarded and skimmed before you move in or get it tested. If that’s the only thing that the surveys flagged you’re all good.

    A lot of properties in our building have the same coating. A neighbour go theirs tested and it came back negative. It’s never worried us since and we would tell any buyer as much.
