Loft Extension costs - North Outer London part

Hi
I am thinking about buying a 3 bedroom house, those with a tiny box room. What is the cost of loft extension to create a bedroom and en-suite bathroom? The first floor floor area is around 500 sq ft.

Probably anything from 40-50k+ depending on spec I would imagine.Most reputable companies will give you an estimate if you get them to come and have a look.0

Silly question, it is like asking how much is a car.
It depends on loads of things including access, how much reinforcement you'll be putting in the floor joists, where the stairs will be located, is it going to be a dormer window, does it need fully insulated, are you going for a high finish your basic finish.
Price could be 20k up to 200k0 -

Reinforcement, access, insulation would be as specified by building regs and then giving or taking on the standard of finishing around £40 to £50K for the SE would be typicalGather ye rosebuds while ye may0 -
Well, going Ikea style
, cheap but usable I would say and satisfied all the building regs
Hip to gable loft conversions - with the front roof has 2 dormer windows and the side and back with a straighten walls and windows
I understand a lot varies but want to know roughly so we can compare recent sale price as well (e.g. extended vs non-extended)

Where are you going to put the stairs? In the box room? The problem is that as this is a small 3 bed house you aren't going to have all that much space in the roof that is high enough to stand up in. It is probably going to cost you much more to do the conversion than you will ever get back on sale price because you are starting with a small 3 bed house. You have to check to find out how a small 3 bed house with a loft conversion compares to a purpose build 4 bed and if the difference in price is less than the cost of you loft conversion it isn't worth doing it you might as well buy a small 4 bed.
