plumbing/party wall

Can i briefly ask the question : if neighburs have tracked plumbing - ddogey plumbing it seems at that - into the party wall and i now have the most horrendous noise in my home every time they run their taps have they contravined the party wall act.  thank you

    If it's already done, then it's too late to worry about the Party Wall Act.
    If it sticks, force it.
    If it breaks, well it wasn't working right anyway.

    6 What about things like putting up shelves or wall units, or installing recessed electric sockets, or removing and renewing plaster?

    Some works on a party wall may be so minor that service of notice under the Act would be generally regarded as not necessary.

    Things like:
     drilling into a party wall to fix plugs and screws for ordinary wall units or shelving
     cutting into a party wall to add or replace recessed electric wiring and sockets
     removing old plaster and replastering may all be too minor to require a notice under the Act.

    However, the key point is whether your planned work might have any possible consequences for the structural strength and support functions of the party wall as a whole, or cause damage to the Adjoining Owner's side of the wall. If you are in doubt about whether your planned work requires a notice you might wish to seek advice from a qualified building professional.

    Doubt it covers your problem.

    You can chop into the party wall for pipes without an agreement.  

    Went through this in quite some detail with a neighbour on a project!  

    But once things are done, as above, they are done.  A PWA is specifically about work taking place at the time it is taking place, not an enduring agreement over things on a day to day basis.  
    Everything that is supposed to be in heaven is already here on earth.

  • Without a contract, you can cut through the party wall to install pipes.

    It 'might' be a 'nuisance', tho'? Probably depending on how loud and how often it happens.

    But, one of these annoying-to-tackle issues.
