Bad survey report?

Hi, I got a building survey due to the bank noting wall tie failure. The following are things he's outlined. I'm getting tradesmen in to price the roof but just wondering if anyone else had these highlighted and is it expensive? 

 The uplifting and re-bedding of applicable ridge tiling. 
2. Remedial repairs to gable verge details. 
3. The provision of underlay protection at eaves level. 
4. The application of flexible sealant to the gable wall lead flashing.

Weathered/eroded cement mortar pointing was apparent to front elevation brickwork, notably
affecting the high-level gable, and with re-pointing recommended.

Isolated misalignment was apparent to the timber elements, notably the purlins.

Inspection noted ceiling joists as spanning between the party walls, i.e., at right angles to the 
line of the rafters; and which as a consequence are not connected to or providing restraint to 
the rafters. Such forms of construction can be prone to exacerbate instances of roof spread; 
occurring when horizontal and vertical forces move the rafters outward.

It should be noted however that consumer units installed under staircases which form an 
escape route from a dwelling are required to be either of metal composition or be in a non-
combustible cabinet; and which raises the likely need for replacement of the consumer unit. 
What are everyone's thoughts? This is not a comprehensive list but sound the most expensive.

    How old is the house, when was the loft conversion completed? Electrics, just pay for a check yourself as they’re almost certainly okay.
    30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.

    Cost really is going to depend on what they find, on the size of the roof, on ease of access, on your location in the country...

    It's non-trivial, but it's not a complete new roof...

    "Required" by current BR, but not retrospectively.

    For many years, metal CUs were forbidden because of the risk of short-circuit. Now they're required...

    There's no loft conversion although it was a consideration for the future. Roof area is large and will require scaffolding.
