Bad news. The property has been sold today!
"sold subject to contract" and actually sold are two totally different things. A lot of places round here are going as "sold" then coming back "for sale" as the thing goes belly-up for some reason....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -
Also, I frequently notice houses on rightmove still listed as 'STC' when actually they were sold months ago - just estate agent hasn't got round to removing them - or is leaving them on to massage their public image, make potential buyers/sellers think they're actually selling something and encourage furure business. One particular agent near me does this a lot - I know as I know the properties in question.
Also, properties stc may have had offers accepted months ago, before the slowdown started, and so may not reflect current buyer sentiment.
Also, you only know they are under offer - not, crucially at how much under asking price - rightmove won't give you that information, only the house price websites in a few months' time.
I don't live that far from Stevenage and £195,000 seems like a lot of money for somewhere like that to me. Just to update - just wasted my time doing my own search for 3 bedders in Stevenage, starting at 160K, and it brings up any number of them at that price - sorry, can't be bothered to count but I'll let you do that, Running Horse - too dull....0 -
Both the house we bought and the house we sold were off Rightmove long before we moved. Not saying it doesn't happen, but we would have made a big fuss if the EAs had tried to keep it on.Been away for a while.0

44 3 bed homes in Stevenage between £160,000 and £170,000, rising to 79 when you include sold STC. Looks like a surprisingly bouyant market.
But then the OP apparently isn't looking at that price range. He is hoping to get a £195,000 house for £165,000. He might get lucky; and I hope he does. Or he may waste the next several months bidding on houses outside his price range.Been away for a while.0 -
