Landlord checks - EPC and EICR

Hi. As I have mentioned on other threads, I help my parents who are landlords. Some background. The property was bought in 1989 and has been rented out ever since. The current tenant started their tenancy in 2001.
So last year as lockdown was beginning, I discovered an EPC may be required. I asked the letting agent (who was only commissioned on a tenant find basis).  They said an EPC was required. I did some further reading and found that an EPC was only required when a new tenancy was being created or the property was being sold. So I thought that I would not need to get an EPC unless either of those 2 conditions were met. Additionally I did not find a contractor to perform the EPC because of lockdown and the tenant didn't want a stranger in their property.
Earlier today, I read that an EICR was required for all properties on another thread on this board.On reading a page on the NRLA website:
I found that an EICR only has to be gotten for tenancies that started after 1/07/2020 or for existing tenancies from 1/4/2021.

Am I correct in thinking my parents don't need ot get an EPC but need to get an EICR straight away?
I looked on this .gov website
and found no other responsibilities in terms of inspections. Am I correct about this? I don't believe there is a gas supply to the property.

    Yes by law they should have done an EICR by April of this year.

    Was the tenancy renewed at any point or has it just been a rolling tenancy since the initial fixed term (that started in 2001) ended?

    As far as I know, it is a rolling tenancy after the initial 1 year term.
