When tenant should sign tenancy agreement when the property available date is not yet known?

My father has a property to rent but it's not yet available for the tenant. He's not exactly sure when it'll be ready, but it'll be in the next month or two. Exact date will be known nearer the time. I'm helping him find a tenant and I've been using OpenRent for this. If I find a suitable tenant who is okay with the unconfirmed move in date, at what point should/can I get them to sign the tenancy agreement? Can this be done ahead of a confirmed date or can this only be done when a firm date is known?

    Only when a confirmed date is known. Once the tenancy agreement is signed your father is legally obliged to provide accommodation from the date on the agreement.

    Without a date, there is no validity to the TA.
    No sane tenant is going to hand over a deposit and first month's rent without a binding date of occupation.
    No free lunch, and no free laptop ;)

    Only when valid date sorted, all tenant checks (references, credit) done, rant & deposit paid and all other necessary paperwork served and signed for.

    Done any training in landlord/tenant law??
