    It's no longer new build, it has been used and has been rented, why would tenants care about some of the problems?
    In car terms it might be like the hire car that's been ragged by 30 different drivers but only got 4000 miles.

    Have the current owners ever had a snagging company in, if so what progress has been made through the list? Or did they not care because it was only being rented? House prices always go up don't need to worry about maintenance!
    If not would getting your own snagging survey, rather than a building survey, give you a better perspective of any issues?

    Most important thing is to find out who is providing the cover after the builder's warranty expired and read and understand their ts and cs. You need to find out what is covered by them and how you go about getting it sorted, because that is your fall back if you run into problems. 

    We are on a new build development that is covered by NHBC and I just heard that one of the recently completed properties failed its NHBC inspection because one pane of glass was missing the correct kitemark. So if it's covered by the NHBC guarantee, it's surprising that substandard glass was waved through (although obviously inspectors may vary).

    It's not about the kitemark, it's about what that kitemark means.

    Most windows MUST be toughened, to meet building regs.

    Toughened glass is kitemarked during the toughening process. Glass cannot be cut after toughening.

    So if a pane was missing the kitemark, it is almost certain that it was not toughened.
    If it broke, instead of breaking into a million safe tiny granules, it would break into lethally sharp shards.

    When I was a little kid, I kicked through the glass back door of our house because I was busting for the loo. It's a surprise I didn't do myself a serious injury...
