    So is the current mortgage residential with consent to let, or have you just not mentioned to the current lender that you are letting it already?  ... if they have given consent is there a time limit on it?

    A family member has I'll health I have helped them out. No the mortgage companies don't know. I simply did a tenancy for the council
  • Is it rented through the council or was that just for their benefits claim?

    The problem at the moment is that you have a mortgage for living in the property and you have rented it out instead.   
    Also have you chnaged insurances or anything?  Youd be needing landlords insurance for the property if you don't live there.

    A lot of lenders for an onward purchase will request confirmation of either a BTL remortgage offer, or confirmation that CTL has been granted on the old property.
    Some dont though, its just a minefield.

    Dont forget to declare the income on a tax return

    What would be my way forward here? Do I need to go to a specialist lender? I'm my eyes I'm thinking i earn good money have perfect credit and need 2 mortgages. I have a valuation booked on the original property. If I could get a £110000 mortgage on the second I would put 10% down so value £120k ish. A point in a direction would be great

    You can speak to an MB and let them find you a mortgage.

    If you would rather not use an MB then speak to a few banks and see what they say.
