Feedback pl on this property

I viewed this flat which I quite like.  It is behind the estate agent on a busy rd and lower ground split level.  It is nicely presented a bit concerned about being on lower ground floor.  Feedback pl!  Thanks https://www.rightmove.co.uk/properties/90108898#/.  Also there has been three sales within approx 7 yrs.

    Flat made some good storage solutions, nice outside space, it's got potential to make a nice home.

    If you don't want to be on that level, keep looking.

    So basically a conversion of the back of the shop and its basement? Mortgage lenders tend not to like this sort of thing (even more so than just being in the same building as commercial premises and next door to a take away).

    lovely flat in a decent area. only caveat may be smells from the takeaway kitchen next door filtering into the flat.

    If there are smells from a takeaway,  hang around or visit at different times of the day if you can to gauge this. My first office was in a similar position and they started prep in the mornings so I had savoury spicy food smells all day long. Its not necessarily just their serving hours.

    Also... are the staff living on-premises? If so, they're going to close the shop, clean up, then head to their quarters and put their feet up to unwind for a bit. As a student, I lived in a flat right next to a takeaway - and there was a lot of noise from about midnight to 2-3am...

    3yrs for the last, 2.5yrs before that. It's a stepping-stone type of flat. No real capital growth, though.

    Meanwhile, flat B last sold in 2005, flat C in 1999 then 2002. Perhaps they're let. Perhaps they're long-term owner-occupiers.

    A mile up the road, around East Finchley, you can get a two bed purpose built flat for much the same amount. A rather different location, of course. 
    No reliance should be placed on the above! Absolutely none, do you hear?

    Nice area but busy road.  You could get traffic building up. I agree that if you go further up the Northern line you can find something bigger for that price and in a quieter leafier road and more outdoor space.
