Hey,
We've had the survey report on a property we're buying, and it has some issues we'd like to get fully quoted before proceeding.

We'd like to get 3 areas looked at:
  • Roof
  • External walls
  • Electrics
What is the usual protocol for this? I've not been through this before, so I don't want to look naive to the estate agents as this may compromise our negotiating position... but I also want to make sure we're getting the right results for us.

Is it usually expected that I ask the sellers to get quotes for the works? Or do I contact contractors and just put them in touch with the sellers to arrange times etc?

Sorry if this is a simple question, but this is a big move for us and I want to make sure I'm getting it right.

Roof and walls - any detail there...? A general builder may well be the right person to do both in one go.
Electrics - get a sparky to do an EICR, Electrical Installation Condition Report.

Both will be quite happy liaising with the EA to get access.
  • Thanks for your reply @AdrianC

    In more detail:
    • There was some 'undulation' and 'bowing' of the external walls reported
    • And some general repointing
    • For the roof, there's some general repointing but also report of daylight seeping through in several spots
I had some electrical work done on my current property, so I'd be very happy to ask the same contractor to do an EICR.

From your reply, I assume you recommend finding contractors myself and asking them to liaise with the EA?

Do you want them on your side, or on the vendor's?
