Potential for extension

Hi all,
the house I’m selling is essentially identical to every other property in my street, almost all of which have had extensions added at the back. My property has no rear extension (I planned on doing it but wasn’t financially able) so I wanted the agent to mention it had potential for extension subject to planning permission but they are reluctant to do so. Is this an unreasonable request or is there some rule that prevents them from saying this in the listing? I’m noting that feedback from the few viewings I’ve had so far suggesting the property is in nice condition but is too small, so the extension angle seems significant in this respect (no planning permission has been sought for an extension)

I see no reason they couldn't say potential to extend STPP, though I imagine most potential buyers will have figured that out themselves if they've viewed the property.
