    I'm afraid you do.  He's older, he's having to sell his house, probably in a far more nightmarish situation than you are so any pressure will not help.  He's not being selfish, he's trying to make the best of a bad job.  He probably has friends he wants to stay close to.  I'd gently suggest thinking with a bit more compassion rather than an 8k figure in the top of your mind. His world has fallen apart, however much you want to buy the house.

    I'd wonder if sending the threat you already have might have made him even less keen to sell to you.  I'm sorry, but it would have that effect on me.
  • Or perhaps you could offer to help him search for suitable rental properties

    Hello 
    Not sure its if this is a good advice. Can u ask him if its okay to complete by 30th of June then make an arrangement with him in writing. That if he can  move out by certain date say maybe in one month or 2 months time after the completion date. He will need to sign the agreement of course. Not sure of its make sense.

    The OPs lender won't let her rent the property out  - her mortgage is residential.

    Plus, she'll also face the very strong likelihood of having a tenant who refuses to move and be in her house for the next year.
