changing names on title deeds of inherited property

My Sister and I recently inherited a property from my mother . I rather naively thought that removing my mother's name from the title deeds and putting our two names on would be handled by the solicitors doing the probate. Initially this seemed to be the case, but eventually was told this was not possible as the property was leasehold, but she could get a quote from a local firm of solicitors. I was thinking of doing this ourselves, anyone know how difficult this and what pitfalls there might be if any. I understand a notary must witness the change of names

This is rather strange - a solicitor is qualified to do conveyancing work although it may not be this particular solicitor's specialism.
People buy leasehold properties every day and I have never heard that they find difficulty in engaging a solicitor to handle the matter.
Similarly, inheriting a leasehold property cannot be that uncommon as there are a lot of them and their owners are not immortal!
Is there no conveyancing specialist in her firm?

What to you plan to do with the property? If you are selling there is no need to transfer it to your names first.1

We're paying a flat rate of £3,000 for the probate. I assume their view is that if it's not strictly part of the probate , then it's not work they're prepared to do. Another firm of solicitors they have dealings with have provided a quote of £5000

If you are keeping the property and t is already registered, then you could do this yourselves once you've sorted out how you want to hold the property.If you've have not made a mistake, you've made nothing0 -
It's currently being rented out to a tenant who's been there for several years, but hope to sell in the near future. Since i put the original post on here , I've looked into doing it ourselves, doesn't look too complicatedRAS said:Are you keeping or selling the property?
