    In short,

    • You made an offer, had it accepted.
    • The seller was buying another house.
    • You sold your house, and moved in with friends. 
    • The seller's purchase fell through. 
    • Your stuck living with friends. 


    Summary ~  the seller doesn't have to sell to you, without exchange of contracts. The EA works for the seller. You could be waiting forever for them to purchase. Find another house to buy. Even if the seller sorts it, they will no doubt demand a higher price now.

    I was in exactly the same situation last year, our sellers went AWOL and no-one could get hold of them. It was a very stressful time as our buyers were pushing for an exchange date and we weren't even sure if our sellers were serious about moving.

    In the end I sent an email over to their EA explaining that I've got no confidence in the house being sold as we haven't heard from the vendors and have therefore arranged to view more properties. That seemed to do the trick, within an hour of the vendor receiving the email, they got in contact to give us an update. Apparently they didn't think we'd be interesting in knowing anything until their offer was accepted on a property, so everyone was being kept in the dark until then.
