Double glazing building regs

Hi all,

I’m new to this. I’m selling my house and the solicitors are asking for the building regulations for the double glazing windows, that I organised a company to do about 6 years ago.. I don’t have building regs. We changed single glazed windows to double glazed, we didn’t change the size of any of the windows and the original lintels are in place.

first question did I need building regs?
what do I do now? Can I get it retrospectively?
does anyone know how much that would cost..

the company put thickened glass in one of the windows and there’s a low opening window upstairs for a fire escape.

I have tried emailing the company but I haven’t heard back from them?
help...

    You tell your solicitor what you've told us, and they take it from there.

    They probably self certified via fensa or similar set up if they did 

    Have you checked their site to see if they hold a certificate

    Check on the Fensa or Certass websites to see if the windows were certified and, if so, you can obtain a duplicate certificate.  If no joy, the buyer's solicitor may ask if you will agree to purchase a building regulations indemnity policy at your cost.
  • Thanks all.. I couldn’t find it on fens and couldn’t get onto the certass website.. I’ll out it to my solicitor and see what they say.

    Yes, it needed signing off at the time.
    No, there's no enforcement issues now if it wasn't.

    It's unlikely it can be retrospectively certified - but that won't make any functional difference anyway.
  • I wasn’t aware of fensa certificates before I came to sell and didn’t have one and the company had gone bust so fensa couldn’t reissue one but could confirm the company was registered with them at the time.
    There was a suggestion of getting an indemnity insurance but my solicitor said they’re nearly pointless and in the end the buyers weren’t that bothered. I don’t think not having one would make me back out of buying a house.
