Garden sold separately but not registered

hi. I’m buying a grade II listed home that was originally 999yr leasehold. The seller converted it to freehold and applied in October last year. LR have expedited it and we now have a title number. However the significant garden isn’t on the title and the owner showed an email chain with a conveyancer showing the agreement to buy the land and applying to LR for title in July 2019. However it is not registered with LR. What should I do in this instance? The seller maintains she is honourable but the title for the garden isn’t there.

How far down the line are you with buying it ?
I'd expect your solicitor to be holding big red flags up at this stage and that's before it gets anywhere near a mortgage company (assuming you're borrowing to buy)
Who does LR suggest the land belongs to if not the house ?0 -
So she does have a title to the garden, it's just not yet completed registration? It doesn't sound like there's a problem here, other than the LR application is ongoing. I'd expect your solicitor to be able to figure out whether there's actually a problem with what's been submitted, rather than make you wait until registration is complete. But some solicitors seem to be excessively cautious (or lazy) about these things.0
