Little worried about wear and tear in house

    I definitely wouldn't mention it to your agent or landlord now - they'll find out when you leave or when they do a proper inspection, but why bring it up? If you've been renting somewhere with cream carpets for long enough, even if you're an angel and always take your shoes off etc etc, they're going to start looking dirty. That's what cream carpets do. That's the landlords' problem, though, for installing them in the first place. If you've tried to clean them properly and they don't get any better, assuming you've not spilt tomato soup on them or got ink stains or something, if it's just general grubbiness, then it DEFINITELY counts under wear and tear. Particularly as your inventory states they were already stained (not surprising at that colour!).

    Chill, put down some rugs if it bothers you, and don't feel the need to 'confess'. Just be careful with that cup of black coffee..... :D

    Oh and thanks very much for that tip, Gorgeous George - our tenancy agreement states professional cleaning but as we've bought a carpet cleaner specifically to keep our (extensive) beige carpets pristine, I didn't see why I should have to pay for someone else to clean them again.... :)
  • The OFT considers that such a clause is unfair. It is reasonable to ask for things to be cleaned but it is not necessary to pay for a professional to do the cleaning.

    thanks gorgeous george... will bear this in mind when the time comes. Our friend has a carpet washing machine thing so we don't a 'professional'!
