Seller not completing

I am having trouble with a house purchase. We exchanged contracts and were due to complete on thursday the 3rd, but the seller did not have all their paperwork in order so this couldn't happen. They did not have the redemption statement or a receipt form. I believe they now have the redemption statement but they still are…

I finally got to speak to my solicitor today and he has now issued them the notice to complete.
Their solicitor has said that HSBC have registered a charge on the property with the land registry but the current owners believe that it has been paid off so it is likely an admin error on HSBC's side but their solicitor is still struggling to get the charge removed which will enable us to finally proceed.

We will see if anything happens next week but at least now I have the notice to complete lodged.
