I am a cash buyer, buying a leasehold property which is 4 years old, no chain. Enquiries raised by my solicitor to vendors solicitor still not answered from March. Most important there is a restriction on the title that is incorrect so I cannot be put as the registered owner with Land Registry. What could this be? Who needs to get it sorted?

We don't know, as we have even less information than you. Why isn't your solicitor answering these questions?3

Believe me I have tried to get answers from them, the vendors solicitor told the EA it was a tricky one!! I have no idea what the restriction is or what’s incorrect, they won’t disclose, could be a spelling mistake.0

If there is an issue with the title the vendors solicitor needs to get it sorted1

I replied to this yesterday but it didn't post for some reason.
We are currently 9 months into the buying/selling process for the same reason. We're buying a 10 year old leasehold property, and the same enquiry was raised in December to the vendor's solicitor. We didn't get it sorted until April. Our first buyers pulled out due to the delay and we are now on our second buyers.
If it is the same issue, which it sounds like it is, a certificate of compliance needs to be issued by the person (or company) named in the lease. The certificate we kept receiving was issued by the developer, who was the wrong person (company).
As far as I am aware, my solicitor has now sorted the problem and is just waiting for our sale to catch up. But my advice would be to chase regularly. Once a week didn't work for us, and it cost us our sale. It was only when I made a complaint that miraculously (four days after our buyer pulled out) the purchase was ready."Nothing is permanent in this wicked world, not even our troubles".0 -
